About Doma

Built by an investor who got tired of duct-taping tools together.

Every feature in Doma came from a real problem we hit running our own deals.

We weren't building software. We were trying to close deals.

Three years ago, my business partner and I started buying properties in Shreveport/Bossier City, Louisiana and Pueblo, Colorado. By the time we'd done around 20 deals, the deals themselves weren't the problem. We were drowning in tools.

A spreadsheet for leads. A separate skip tracing service. A deal analysis calculator. Something to track what stage each deal was in. None of it connected. Every deal meant stitching data together by hand, and we were burning time on admin work that should have gone toward finding the next deal.

As a software engineer I knew I could fix it. So I started building, not to make a product, but just to make our own process faster. Doma is what came out of that.

We were skip tracing hundreds of leads by hand.

Our first real bottleneck was just finding out who owned the properties on our list and how to reach them. We were running traces one at a time through a third-party tool and it was eating hours every week. DomaTrace came out of that frustration. Batch skip tracing, search history, and results that stay in the same place as your deals.

We kept spending an hour on deals that were dead in five minutes.

Doing full underwriting on a deal that was never going to work is a real time killer. We needed something faster: pull comps, get an ARV range, and know in under a minute whether the deal was worth more of our time. That's dealScore. It's not a replacement for underwriting. It's the filter you run first so you're only underwriting deals that actually have a shot.

We were manually scrolling Zillow hoping to catch something.

Lead sourcing was completely reactive. We'd spend an hour scanning listings and walk away with maybe two properties worth looking at. marketScan was built to flip that. It surfaces opportunities in your target markets and drops them straight into your pipeline so you're not hunting for leads manually.

dealScore gets you to "worth a closer look." Verdict takes it from there. Full underwriting, all the numbers, a clear go or no-go. It's the last stage in the Doma workflow and the one that closes the loop on every deal.
